Little bit of a wait for a Sunday morning. It's not a very large restaurant. A lot of reviewers gave it high praise, however, I will say that, while the food was good, it wasn't anything to write home about. Just your typical breakfast restaurant, with a decent sized menu and a fair amount of food for the money. The service was great, and our coffee cup was always filled at the right time. Worth a visit if nothing else catches your eye for breakfast. Get there before 9 to avoid the rush.
I had raisin bread and blueberry pancakes. That was way too much to eat, but thet were very good. Easy to find on bathhouse row. Served quickly and efficiently. Not expensive at all.

On a road trip, breakfast sets the mood for the day. Colonial Pancake and Waffle is the go to for locals and tourists alike. Crispy thick sliced bacon was a highlight, and the eggs were exactly as ordered. Portion size was ideal. We were full, but still able to handle the hike through Promenade Park up to the observation tower. The coffee was very good, and our attentive waitress was quick to provide refills. I believe I enjoyed six refills, which would make even a Tarantino character content.
Good service, good food, and good prices. We came in about an hour and a half before closing on a Monday afternoon. It wasn't very busy so we were able to get a table immediately. The waitress was nice and the food was served pretty quickly. I had little steak cutlets, eggs, and biscuits with gravy. My wife had the chicken fried steak and we spent $31 including tip. We will be going back, but this time it's going to be for the pancakes and waffles.
Cute little place with a charming atmosphere. The waitresses and staff are all friendly and the food is excellent. Very much a home cooked feel. The place is small so I'd recommend going earlier to ensure a quick seating. Even then the wait is worth it. If you are in the historical district give this place a try.
A wonderful place to enjoy a breakfast while in Hot Springs. I walked by this place the evening prior while just enjoying a stroll along the main street of the city and decided that would be breakfast. Delicious! The wait staff was very friendly and service was quick! I enjoyed some wonderful blueberry waffles with a few extra sides!
Not too bad, everyone is very friendly. It is clean, but the food is just okay with the exception of the pancakes, which are good. Nice atmosphere, average food. Not a bad place to get an early breakfast.
Cute! I took a risk and got the pineapple skillet. SO good. I inhaled it after a hike on the Promenade. Also tried the biscuits and gravy which were also delightful. Will be back.

I'm gonna be honest it's not bad but it wasn't good either.. with all the incredible food choices in the area I would definitely recommend you spend your money elsewhere. The food was lackluster and so was the service! We had expected good things because of the 30 min wait and great reviews but we were sadly disappointed
The best little breakfast place in Hot Springs. They have some gems on the menu like the Pioneer that are awesome. Also have a big lunch menu as well. They atmosphere is quaint and the service is great. Plan on a short wait on the weekend, but it's well worth it.
This place is absolutely amazing. You can't come to Hot Springs without coming to eat here. Friendly staff and amazing food

Great food, hot and fresh. Friendly and fast service. We have had breakfast and lunch here. Great atmosphere. They are patient and kid friendly. If you haven't stopped in be sure too. They have the best apple pancakes! My fave. Don't forget to ask about the lunch specials.
Very popular spot. Would recommend asking for the owner's personally made hot sauces. Agaverano in particular was excellent. Waffles were also excellent.
The food was fresh and the customer service was great. I recommend this place hands down.They also make the pancakes in the shape of Nicky mouse for the kids.
Terrible service. Had to request my coffee be refilled by yelling across the restraunt...3 different times. Not once did they come by to ask if we needed anything. When we finally got our food we both said thank you and received no response from our waitress. Food was decent. Very small portions for the price. They also wouldn't subsitiure potatoes for meat(potatoes are WAY cheaper than meat so I found that very odd). Will not be going back and will not recommend.

This is a great little diner that serves one of the best breakfasts in Hot Springs. There's something for everyone here. Eggs, sausage, bacon, ham, waffles, french toast, biscuits and gravy, chocolate gravy, and so much more! Prices are very reasonable and the food is great!
Food was great! My wife and I split the wagon wheel and a blueberry pancake and left with full and content bellies. Sam was a great waitress. Great price for the amount of food. I would try the green hot sauce called agaverano (pictured below)
Can’t give less than 5 star. Everything we tried today was superB.I visited this place with my friend and we ordered Adult meal with waffle and adult meal with pancake.All good items were delicious. Waffle was very tasty. I especially likes the butter.They have their restroom in the kitchen area, you have to go through the kitchen to access restroom, which is a little weird but quiet fascinating.

This place was okay. Large portions but the food was nothing impressive and we were in there with two other people and the service was not good. Empty coffee and water most of the time and waitress didn't listen when I asked for well hashbrowns, they were practically raw. I wanted to try something different than The Pancake House because I am unimpressed with hype but I would say mediocre at best. Believe it or not, the chicken fried steak in the picture is ugly but it tasted decent for pressed meat. The bacon was great and they did a great job with well done bacon. (Not Pictured)
Service was amazing!!! (Sam was our waitress) The salted Caramel waffle was so good! (Shrimp & grits was too garlicky) but she brought me regular instead free of charge and those were perfect!

This place was just amazing! Excellent service very clean and fast service. One of the best omelettes I've every had delicious. Overall excellent experience.
This is a staple of downtown Hot Springs. There are a couple pancake places in the downtown area, but this one is the king. The other one isn't bad, but it ain't Colonial, and it only takes one visit here to convince you. You MUST get the Cajun omelet!
Unfortunately I forgot to take photos but that's only because I couldn't wait to dig in. The scrambled eggs were perfect, fluffy and buttery. The pancakes were some of the best I've had. Out kids had blueberry pancakes and let me tell you, they were spot on. The stuffed french toast was out of this world. We received excellent service and the hospitality was great. Next time we're in Hot Springs, we're definitely having breakfast there again.

Excellent little diner. The wait staff was very friendly and helpful and the food was better than Cracker Barrel. I would definitely come back. Fortunately they were not very busy when we arrived so we were seated and served right away.
Stopped in at this quaint breakfast place. The service and food were impeccable. The chorizo skillet I had was perfect! If I lived here, I'd be here daily.

Thought we might get some unique local flair. Great place & ambiance. Parking in the area is severely lacking. Good food but did not feel anything unique that we don't already have or get from other Mom & Pop diners back home
It was just ok. Asked for crispy bacon, not even a little crispy. Asked for more hot water for my tea it was luke warm how is that possible in Hot Springs. If you are not hungry get the waffle adult plate, it was more like a child's plate. Ordered grits they came out barely cooked again how is that possible in Hot Springs. The things that were good was the hashbrowns, eggs, and the pancake my friend gave me. Grateful I went on a Monday and didn't have to stand in line, if I had I would have been even more upset.
The shrimp and grits are amazing. The bacon has a smoky taste/flavor to them and are cooked to perfection. The staff is very helpful and it is worth the wait if you have to wait outside for a table. I will be back again.
I will rate it a 5 because while working on the grill for the owner he is very picky at his place the talks we had about bacon sausage and what he expected and how he expected it to come off his grill Then there is the secret recepies for the stuffing that goes in the pancakes s well as the French toast The French toast mix is not your typical mix either I paid attention and remember every plate the omlets and the pioneer and med and the Atlantic the Cajun ..each one is cooked around my home every once in a while the secrets I learned there on what he adds to typical stuff makes each and every plate offerd. There a delight Even tho I quit on bad terms on personal issues (HAND DOWN YOU WILL NOT FIND A BETTER BRECFAST IN MY HOME TOWN OR ON THE OUT SIDE OF TOWN. THERE IS NONE THAT COMPARE TO THE PRIDE THIS RESATRAUNT TAKES IN THE PREPRATION OF THER MEALS
